Ground Floor
A “arredato” big patio welcomes you to the entrance which has two arch shaped windows which looks at the beautiful garden opposite the entrance. From here, a cute sitting room with fireplace connected with the dining area, a fully equipped modern large kitchen with satellite TV, oven and fridge/freezer and a large “dispensa” with laundry area with washing machine. Bathroom with shower.
On the opposite side of the entrance lies a big and exquisitely Italian style design sitting room with fireplace, piano and satellite TV. From this sitting room there is the access to a small utility room that opens to two double bedrooms (which can be easily united and become one “matrimoniale”). Both bedrooms have windows looking at a marvelous protected wood park and in one there is also a French window that gives access to a very romantic patio with a little table and two chaselongs (sdraio).
Just opposite the bedrooms there is a nice bathroom with bath and shower. Opposite the sitting room, there is a patio with a long restored table and wooden “panche” where 12 people can easily sit.
Spectacular panoramic views to the east, south and west horizons from the patio are guaranteed
First Floor
(also accessible from the external staircase): a romantic and comfortable sitting room with fireplace and satellite TV connected by an arch to a study area with a library. A very nice bathroom with shower is located besides the study with on the opposite side, there is one master “matrimoniale” bedroom with an ensuite lovely bathroom with shower.
Another “matrimonial” bedroom is accessible from the sitting room.

Guest House
A separate building (60 mq.), attached to to the main house: a large sitting room with the dining room area. A large double bedroom with a single “divano-letto” lies on one side of the sitting room while, on the opposite side, there is a small “disimpegno” which
gives access to a small kitchen equipped with a fridge, “piano gas” and a “pianale con due sgabelli” and to a bathroom with shower.
Notes: There is a double car port inside the property but other cars can be parked along the entrance road and outside the gate.
